BEDROOMS:
Our home has 3 bedrooms and comfortably sleeps up to 6 guests. Get ready to sink into the cloud-like beds, where dreams of the adventures to come await.
In the master, you’ll be met with the best night’s sleep you’ve ever had – and the secret is a Queen sized green tea memory foam mattress, paired with plush pillows, luxury sheets and comforter. Don’t be shy when packing – a dresser and closet space is available to unpack your suitcase and stay awhile. This bedroom also has a 43″ Smart Roku TV for your viewing pleasure.
In the second bedroom, you’ll find a Full-sized – you guessed it – green tea memory foam mattress with all of the luxurious bedding detailed above. You can also catch up on some work at the desk, with enough room for a laptop and extra documents. Our high-speed internet promises that you can join your next Zoom meeting without fear of any disruption. This bedroom also has a Roku Smart TV!
The third bedroom will greet you with yet another Queen size green tea memory foam mattress and luxury bedding. In this room, there is a dresser for clothing items. This bedroom also has a Roku Smart TV for your viewing pleasure.
All linens are provided and extra blankets are available for your use. For light sleepers, ear plugs are available in each bedroom to ensure a great night’s sleep!
BATHROOM:
The bathroom offers a combination shower and bathtub, toilet, sink and vanity space.
We provide the basics like toilet paper and towels, but you’ll also find amenities like shampoo, soap and makeup remover wipes. Leave your hair dryer at home – we have that too!
KITCHEN:
After long days of hitting the town, there will be no doubt that you’ll have worked up an appetite. Head to the fully-equipped, updated kitchen to find modern appliances and all the culinary essentials to satisfy your inner chef.
Start your morning off right at the coffee bar, where you’ll find everything you need to prepare & enjoy your morning joe. A Keurig coffee maker with your choice of pods is available to you. Or perhaps you consider yourself a coffee connoisseur & you have the opinion that true, ground coffee tastes better… We get that – and that’s why we have fresh grounds and a french press available as well. Prefer tea over coffee? There’s a hot water kettle and an array of teas to choose from.
Pots, pans, baking dishes and cooking utensils are provided so you’ll have everything you need to whip up a feast. If you have guests to impress, you’ll find full place settings, wine glasses and champagne glasses in the cabinet.
Should you feel the need to do the dishes on vacation, clean-up is a breeze with cleaning products provided.
If the idea of preparing a meal has you shaking in your boots, then have no fear – Arlington, Alexandria and DC are home to incredible fine dining restaurants, cafes and bars. We’re happy to share recommendations!

Outdoors, you’ll be greeted by an enchanting entertaining space, perfect for soaking up the weather and hosting gatherings. Hang out around the dining table where you can savor delicious meals al fresco, gather around the crackling fire pit to roast marshmallows or unleash your inner grill master on the barbecue grill. Propane tanks are provided for your needs.

We are a completely smoke-free property. A $1,000 minimum fee will be charged if there is any sign of smoking on the premises, or if smoking is suspected and/or evidence is found using disclosed exterior security cameras.

⚠️ NOISE MONITORING AND CAMERA DISCLOSURE
There are cameras on the exterior of the home. They are motion activated, record video and audio, and are active during reservations. There is also a decibel monitoring device located inside and outside the home. This is a smart device that measures decibel levels only and allows us to respond to loud and sustained volumes that may cause a disturbance. It does NOT record conversation or audio, it only measures decibel levels. This helps us to avoid unauthorized events / parties. Our goal is for our guests and neighbors to both have an enjoyable experience!
🤫 QUIET HOURS
10PM-8AM: You MUST keep noise to a minimum from 10pm to 8am every day of the week. Violation of this rule will result in a minimum fine of $500 and termination of the reservation with all remaining nights paid forfeited.
During quiet hours, the maximum allowable noise level is 60 dB outside and 75 dB inside.
At all hours, management reserves the right to determine whether guest activity is creating a disturbance to neighbors, tenants, or other guests. Sustained disturbances — whether or not they exceed numerical dB thresholds — shall constitute a violation of House Rules.
A reference for noise levels, measured in dB, is provided below for your awareness:
**50-60 dB – Normal conversation
**61-70 dB – Dinner party or loud TV
**71-80 dB – Party
**81-90 dB – Loud party
**91+ dB – Very loud party / amplified

📄✍️ RENTAL AGREEMENT
Guests may be required to sign a Rental Agreement & Liability Waiver at Host’s sole discretion.
By making a reservation, you are agreeing and accepting all items listed below and hereby certify that you are at least 25 years of age.
🏛️CITY ORDINANCES/PROPERTY OWNER’S ASSOCIATION REGULATIONS
Guest(s) agrees to comply with ALL City Ordinances. This includes noise disturbances of any kind, which are strictly prohibited after 10:00pm and before 08:00am per City Ordinance. Failure to adhere to city ordinances will result in immediate eviction, a fine of not less than $500, loss of security deposit and loss of any remaining rental funds.
🤫 NOISE
This property is located in a neighborhood with strict noise ordinances that must be adhered to at all times. By choosing to stay with us, you acknowledge your understanding of the House Rules and that quiet hours are 10:00 PM – 8:00 AM EST.
Any violation of these rules will result in a minimum $500 House Rules violation fee, increasing in severity depending on the nature and duration of the disturbance, and may result in immediate cancellation of the remaining nights of the reservation with no refund if not promptly corrected.
A “MINUT” noise monitor is installed both inside and outside the property for the sole purpose of monitoring noise levels (measured in decibels). It does not record audio.

🤝 AGENCY DISCLOSURE
Travel Luxe Vacation Rental Management, LLC serves as the agent and representatives of all owners of the vacation rental property and rental program, and is acting at all times, in and for the best interest of the owners.
The terms “Agent(s)” and “Owner” as used in this or permits. The terms “Guest(s),” “You,” and “Your” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s) occupancy (without regard to whether persons have authority under this Agreement to be upon the rental property), where the context requires or permits.
⏰ CHECK-OUT
Our cleaning team must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by the designated check out time will be allotted a 15-minute grace period, and after will incur a fee of not less than $100 per hour (property dependent).
In the event that the Late Check Out causes a subsequent reservation to experience a delayed check-in, a penalty will be assessed equal to the credit to be distributed to the next guest group, up to the nightly rate of the first night of the following reservation. In the case that guest(s) would like to stay later, and the home is not rented, a late check out may be arranged (but is not guaranteed). Please make a best effort to contact your host 72 hours before your departure to discuss late check out rates.
⏰ CHECK-IN
Please do not enter the house before the designated check-in time without prior authorization. Unauthorized early check-ins will be charged not less than $100 per hour (property dependent). In some cases, and where possible, an early check in may be arranged. Please contact your hosts the day of your arrival.
👤ADDITIONAL GUESTS (More than the listing / lease states)
Additional guests and visitors must be pre-approved by your hosts in advance. Number of guests remaining in the property during designated quiet hours must not exceed the maximum guest count indicated by the listing. Parking is limited to the driveway or designated parking spots.
🚭 NO SMOKING
Absolutely NO smoking is allowed on the property. 🍷🚫 ALCOHOLIC BEVERAGES
No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest (s) or guest of guest(s) be arrested for underage drinking at the rental unit property or should Agent(s) observe a Guest(s) or guest of guest(s) under the age of 21 drinking alcoholic beverages, this will result in immediate termination of the reservation with all remaining nights paid forfeited. Kegs are not permitted on the property.
🚫💊 ILLEGAL ACTIVITY

🐾🚫 PETS
You acknowledge that NO PETS are allowed in or on the premises unless Agent(s) has expressly authorized such use (type and weight of animal has to be given to Agent(s) for consideration). The non-refundable pet fee is $500.
IMPORTANT: If animals of any kind are present without approval or not listed on the lease, this is considered unauthorized pet occupancy where prohibited and will result in immediate eviction, loss of all rents, and forfeiture of any security deposits.
Pet Rules (if approval by Agent is provided):
• Additional pet deposit is required
• Pets are NOT allowed on furniture, bedding, or furnishings
• Pets are NOT allowed in the hot tub or pool
• Additional cleaning/repair fees will apply if there is any evidence of pets on furniture, bedding, or in the pool/hot tub
🛋️ FURNISHINGS
Furnishings are subject to change without notice. Under no circumstances is furniture, bedding, mattress pads, utensils or any other property supplied with the rental property to be taken. Loss of these items as well as damage to the property or furnishings in excess of normal wear will be charged to Guest(s).
🧼 CLEANING REQUIREMENTS
Guest(s) are required to leave the property in the same general condition it was in when Guest(s) arrived. Furniture must be returned to its original place, dishes should be cleaned or put in the dishwasher. Grill if used by Guest(s), must be cleaned before departure. If additional cleaning is required, appropriate charges may be deducted from your security deposit or invoiced for. Guest(s) is responsible for any damage, abuse, excessive clean up requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. Inspectors walk through each property after check-out to ensure that the property is left in good order. Agent(s) will make a final determination of the necessity of any charges to Guest(s). Additional cleaning service during your stay is available for an additional charge and must be scheduled in advance.
🔍 GUEST LOST & FOUND
Agent(s) are not responsible for any guest items left behind at the property. Please check before leaving the property that you have all of your personal belongings. If a guest item is located, there will be a minimum trip fee of $100 (for time, mileage, parking, etc), plus shipping and packaging if required to return the item. The Agent is not responsible for items left behind which may be discarded / lost. There are no exceptions to the additional $100 fee, so please double and triple check the property for any personal items before leaving.
🛠️REPAIRS, SERVICE CALLS, REFUNDS
Agent(s) cannot guarantee against mechanical failure of heating, air conditioner, hot tubs, TVs, washer, and dryer, or other appliances. Please report any inoperative equipment to us immediately – we will make every reasonable effort to have repairs done quickly and efficiently. Should a repair person make a call to the property and find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for service will be the Guest(s) responsibility. No refunds or discounts will be given due to malfunction of appliances or equipment. Guest(s) understands and agrees that Agent(s) may enter the rental property at any time for the purpose of making needed repairs.
📅 CANCELLATIONS
Cancellation policies will be followed as indicated by the listing.
Any reservations made outside of Airbnb (Ex. VRBO, Direct Booking Website, Other) that are later canceled will NOT receive a refund of payment processing fees incurred by Owner, regardless of cancellation policy. This amount is typically ~3% of the total reservation amount.
🎉⛔ NO HOUSE PARTIES/ORGANIZED SOCIAL EVENTS
Guest(s) agree that more than the number of people stated on the listing reservation / lease shall not be allowed to stay overnight on the premises. If the unit is occupied by more than the number of people stated, it will result in loss of total amount paid, security deposit and/or additional charges to the guest’s credit card. Occupancy in use of premises shall not be such as to disturb or offend neighbors. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, guest(s) will be asked to vacate the property immediately which will result in loss of total rental and security deposits with no refund.
🔑 RIGHT OF ENTRY
Guest’s agree that the Agent(s) reserves the right to enter the rental property ANYTIME to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements thereto as Agent(s) may deem appropriate. Agent(s) also reserve the right to enter the property with Law Enforcement (Federal, State, or Local) or any other official of the United States, State officials, or city officials at ANY TIME.
🔄🚫 SUBLEASING
Subleasing the property is strictly prohibited and will result in the Guest(s) who are a party to this contract to be in violation of the same and such Guest(s) will be immediately asked to vacate the property which will result in loss of total rental payment and security deposits with no refund.
⚠️EXPEDITED REMOVAL
A material breach of this Agreement by Guest(s), which, in the sole determination of the Agent, resulting in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s) reservation. Violation of any of the rules contained herein will result in IMMEDIATE REMOVAL and forfeiture of rent and security deposit. Guest(s) may be removed under such procedures if Guest(s): hold over in possession after Guest(s) reservation has expired; (ii) commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guest(s) reservation; (iii) fail to pay rent as required by this Agreement, or have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretense will be forfeiture of advance payments and the party will not be permitted to check-in.
🛡️ INDEMNIFICATION AND HOLD HARMLESS
Guest(s) agree to indemnify and hold harmless the Owner and Agent(s) for liabilities, theft, damage, cost or expenses whatsoever arising from or related to any claim or litigation which may arise out of or connection with Guest(s) use an occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s).
🏊♂️ SWIMMING POOL/ HOT TUB (IF APPLICABLE – AT SELECT PROPERTIES ONLY)
Guest(s) acknowledges use of any swimming pool / hot tub is at the Guest’s own risk. Children must be supervised at all times. Guests must practice reasonable caution when using the swimming pool / hot tub. The Agent is not responsible for any loss of use that may result from weather, maintenance, or any other circumstance that might deem the pool / hot tub temporarily unusable. Guest(s) will be held responsible for any damage caused to the pool / hot tub, equipment, or surrounding area, and charged for the correction of the problem.
🔌ELECTRONICS
No disconnecting or tampering with wireless router(s), modem, security cameras, smart locks, smart thermostats, noise decibel monitors, or other electronics – $500 fine (minimum)
📦 DELIVERIES
The Agent does not accept any deliveries for guests. If guests need to have something delivered during their reservation, guests are advised to indicate their shipping address as a nearby Amazon locker, UPS and FedEx. These services have the ability to hold package services. The Agent is not responsible for lost / missing deliveries.
🧳TRAVEL INSURANCE
We HIGHLY recommend that ALL guests obtain trip insurance for their own protection and peace of mind as we do not have any control over the weather or things that may occur on your end that impact your trip. We honestly can not recommend this enough as things can always happen and you want to be protected when they do.
⚖️DISPUTES
Should any breach of this Agreement occur, the prevailing party is entitled to receive attorney fees’ and court costs from the non-prevailing party. Should the Guest(s) default on any payment obligation under this Agreement, the Guest(s) shall be responsible for any attorney fees incurred by the Agent in collection of payment.
